USTs were formerly located at this property and/or the
immediately adjacent property to the north, also associated
with Blodgett companies. VTDEC databases [1] indicate that
a 10,000-gallon heating oil tank was removed (no date provided)
from the 50 Lakeside Avenue property which had been installed
in 1969. Similarly, on the 44 Lakeside property, a 10,000-gallon
heating oil tank was removed which had been installed in
1946. Both were listed in good condition upon removal [1].
The 50 lakeside property is also listed on VTDEC databases
as a generator of hazardous wastes, likely related to maintenance
or byproducts associated with ongoing manufacturing operations.
Information concerning the nature of wastes generated is
not available in the database. [2].
This property is not listed on available databases (May
2002) of active or closed hazardous waste sites or landfills.
Several active or closed hazardous waste sites and registered
UST sites are located within a one mile radius of this
property. However, potential environmental risk to the
subject property posed by these neighboring sites should
be minimal, given this property is serviced by municipal
water and not an on-site groundwater or surface water supply.
There is the potential for residual petroleum and /or solvent
impacts at the property and for the existence of floor
drains, given the long manufacturing history (see below).
Potential environmental or business risks would be identified
and characterized during the process of a Phase 1 Environmental
Site Assessment.
Proximity to Superfund Site
Property #25 is west and south of the nearby Pine Street
Canal Superfund site (CERCLIS #VTD980523062). This Superfund
site is related to the former operations of a coal gasification
plant and historic fill of waste products associated
with a variety of former commercial activities in the location
of the former Pine Street Canal, turning basin, and slips.
Documents related to this Superfund site [ARI] identify
two different investigations performed on a Blodgett
property
(not clear if this is Property #25 or neighboring Blodgett
property to the north). Eight (8) borings were completed
in 1959 and 1961 by Koerner, and four wells and soil
borings in 1989 by Aquatec. The Superfund Record of Decision
indicates
that, in general, highest concentrations of contaminants,
and those posing greatest risk of impact to human health
and the environment, associated with the neighboring
Superfund site, are located farther to the north and northeast
of
Property #25 in the vicinity of the former coal gasification
plant and the wetlands to its west [ROD].
